Six Questions Your Go Mini's Franchise Business Plan Must Answer

We built this portable storage unit business model template in Microsoft Word using our own independent research into the logistics business model. All six chapters are pre-populated with data specific to opening and operating a unit in this franchise system, and everything is fully editable. For example, the financial model projects first-year revenue of $1.3 million and a payback period of just 4 years, providing a strong starting point for your own plan.

Question 1: What is the core business case?

The core business case is to launch a branded portable storage franchise serving a defined territory with both residential and commercial storage solutions, leveraging a proven operational system and superior equipment to capture market share and generate strong cash flow.

The Opportunity in Brief

  • Value Proposition: Offer larger 20-foot containers and a 'white-glove' delivery service.
  • Key Segments: Target upscale homeowners, local businesses, and movers in high-growth areas.
  • Financial Goal: Achieve profitability within 4 months and a 4-year investment payback.
[dynamic_pic9]

Question 2: What does the unit sell?

The franchise unit primarily rents 20-foot portable storage containers and provides professional delivery, placement, and pickup services. Revenue streams are diversified across residential rentals, commercial contracts, delivery fees, and extended on-site storage.

Core Service Offerings

  • Residential Rentals: The largest revenue stream, projected at $450,000 in Year 1.
  • Commercial Contracts: Flexible, on-demand storage for local businesses.
  • Delivery & Placement: Service fees generated from expert container handling.
[dynamic_pic10]

Question 3: Who are the local customers?

The primary customers are affluent homeowners in active real estate markets who are moving, renovating, or decluttering, alongside local small businesses that require flexible, secure, and cost-effective commercial storage solutions without long-term warehouse leases.

Primary Customer Segments

  • Homeowners: Households in high-growth corridors needing temporary storage.
  • Local Businesses: Companies requiring overflow inventory or equipment storage.
  • Referral Partners: Clients from real estate agents and restoration companies.
[dynamic_pic11]

Question 4: How will the unit get customers?

The unit will attract customers through a blended strategy of hyper-local digital marketing, building strong referral networks with real estate professionals, and direct sales outreach to local businesses. This is supported by a 2% contribution to the national marketing fund for broader brand visibility.

Go-to-Market Channels

  • Digital Marketing: Geo-targeted ads aimed at customers in specific neighborhoods.
  • Referral Networks: Formal partnerships with realtors, movers, and contractors.
  • Direct Sales: Proactive outreach to secure profitable commercial storage contracts.
[dynamic_pic12]

Question 5: Who will run the business?

A lean, experienced team will run the daily operations, led by a General Manager ($90,000 annual salary) who oversees an Operations Manager, a crew of three Delivery Drivers, and a Dispatch Coordinator to ensure efficient logistics and high service standards from day one.

Key Staffing Roles

  • General Manager: Responsible for overall P&L, strategy, and business development.
  • Operations Manager: Manages the container fleet, routing, and maintenance schedule.
  • Delivery Drivers: The face of the company, responsible for professional on-site service.
[dynamic_pic13]

Question 6: What are the key financial metrics?

The initial investment is significant, with key startup costs including an $85,000 franchise fee and $450,000 for containers and trucks. However, the financial projections for this mobile storage franchise unit are strong, with Year 1 EBITDA of $351,000 and a rapid breakeven timeline that will defintely appeal to lenders.

Financial Performance Indicators

  • Startup Capital: Minimum cash required is estimated at $545,000.
  • Breakeven: Operations are projected to reach profitability by April 2026, just 4 months after launch.
  • Payback Period: The model shows a full return on the initial investment within 4 years.

Cute
Format: Paperback
This was a cute Sapphic romcom set in eureka springs Arkansas. Molly and Robin are so cute together and I love all three characters. The diversity is done very well and I love the tidbits about the town lore and how an old inn could bring these two lovebirds back together after so many years apart.

Cute way to pass the time
Format: Paperback
Thank you to Dial Press Trade Paperback and NetGalley for the ARC of this novel. I thought this was really cute and a fun way to pass the time. I am a fan of Food Network cooking shows so it was a way to see behind the scenes a bit for the reality behind reality TV. The inn itself sounded lovely and seeing Molly and Robin grow apart and then back together was what I wanted from the book. The ending did feel abrupt but for the most part, enjoyable. 3.5 stars.

A roller coaster ride!
Format: Kindle
Such an emotional story but did really enjoy the town this story was based in Eureka Springs, Arkansas. Such a peaceful beautiful town. Molly and Robin were married but split up and had lived apart for seven years. They owned the Hummingbird Inn and Molly came back there to stay for a while but realized Robin had moved back in there earlier. I loved the antics that these two played on one another and you could tell they really still loved one another but both had too much baggage. They were going to sell the Inn split the money and get the divorce but then feelings became involved. I received this ARC from Netgalley for free, and I am leaving this review voluntarily.

Heartwarming queer love story
Format: Paperback
I LOVED this book. It’s the most refreshing, queer, lesbian, second chance, finding your way back home story. From almost throwing hands to falling back in love, it was a wonderful journey of reflection in both women and their growth as a couple. It reminds me so much of Columbus ohios gay community and just such a supportive and loving city. My ONE complaint would be that I felt the ending was rushed. It was just like “oh hey I still love you, cancel the sale, done”. I would’ve loved a little more of an ending or even an epilogue. I kinda felt… incomplete at the end which made me sad!

Bed and Breakup
Format: Kindle
Bed and Breakup is a dual POV forced-proximity second chance romance. Estranged wives Molly and Robin both return to the Bed and Breakfast they co-own after seven years apart, each needing to recharge creatively and figure out their next steps. Despite not wanting to cohabitate, they reluctantly agree to work together to refurbish the inn so they can sell it and finally break ties with each other for good. Working in close proximity stirs up memories, the good with the bad, leaving both confused about what next steps to take. This was an enjoyable and well written ARC and I will definitely look for more from this author. This book, though, just wasn’t the right fit for me. I really LOVE second-chance romance, but this book was missing two aspects that draw me to them: I didn’t feel like the reason for the initial breakup was all that forgivable and fully resolved, and usually in second-chance romance you have at least one character working towards the end goal of reconciliation established pretty early on. However, I did love the small town, the many side characters, and the passions Molly and Robin had (artistic and culinary). I would definitely recommend this book even though it wasn’t a perfect fit for me.
